Long before North Peoria became the community residents recognize today, Sabrina Vargas was already watching its story unfold.
She remembers when major shopping destinations stood almost alone, surrounded by dirt. She remembers moving from Fletcher Heights to Vistancia while schools and neighborhoods were still being built. She has watched empty land become homes, parks, businesses, and gathering places for local families.
That history matters because Sabrina does not know North Peoria only through property listings or market reports. She has lived here since 2002, raised her family here, and spent years helping people make decisions about where and how they want to live.
Now, after 26 years as a licensed real estate agent, she is bringing that combination of professional experience and personal knowledge to buyers and sellers throughout North Peoria and the surrounding Valley.

She has also watched North Peoria change from the perspective of a homeowner and parent. Her family first built a home in Fletcher Heights in 2002 before later moving to Vistancia. Three of her four children have already graduated from North Peoria high schools, including Sunrise Mountain and Liberty. Her youngest currently attends Liberty High School.

Before and alongside her real estate work, Sabrina gained extensive experience in property management and multifamily housing. She already has experience with senior communities and has enrolled in a course scheduled for December to pursue an additional senior-focused real estate designation. Surprise and Sun City, with their many active-adult and retirement communities, are areas where that knowledge could become particularly valuable.
Until that designation is completed, it should be viewed as part of her continuing education rather than a credential she already holds.

She knows what it is like to build a home in North Peoria, raise children here, watch the schools grow, wait for new shopping options to arrive, and see once-empty stretches of land become established communities.
